P&Z 1.2.24
The Planning and Zoning meeting was held on January 2, 2024 in council chambers. Once a quorum was established, and the minutes from the previous meeting were approved, a new member was introduced, Rob McCormic. Also present were commision members Kristopher Wallaert, William Roeder, and Cristina Drake. A vote was then taken to establish that Wallaert would be Chairperson and Roeder would be Vice Chairperson.
The first action item and public hearing was a request made by Aleks Yanchuck and Living Developments LLC to Vacate a portion of Garrett’s Addition subdivision, of approximately two acres containing lots thirty-seven and thirty-eight, on the corner of NW Foster and NW Bradford, the motion was brought forward and passed.
The second action item and public hearing was a request to approve the Bradford Townhomes Preliminary Plat of the same land, made by Aleks Yanchuck and Living Developments LLC. This was also passed.
The old business to attend to was a request, made by Zach Simons, to annex and zone, a parcel of land totaling 263 acres located west of the City Airport and east of NW Bypass Road. It was requested that this land would be annexed and zoned by the city to I-1, light industrial. Per code and 9-7-6 section J. - “The intent of this district is to provide for light non-polluting industrial development which is compatible with C-4, without residential intrusion, and to encourage the development of manufacturing and wholesale establishments which are clean, quiet, free of hazardous conditions or nuisances and are operated primarily within enclosed structures. Any outside storage/accessory shall be located in the rear, within a structure or screened from public right of way. No use is intended to be included, which by reason of its location with respect to the boundaries of the district or by reason of its operational characteristics, would create hazardous conditions or a threat to the health, safety and general welfare of the public or surrounding land uses. Any I-1 district shall be annexed into the city and must be in proximity to ensure connection to the municipal water and sewer systems of the city. The I-1 area north and northeast of the city limits shall be subject to requirements deemed necessary for protection of the aquifer (see unique uses/area of critical concern, chapter 9 of this title)”. The city may require special studies and reports as deemed necessary before any site, public or private, is allowed to develop. Residential is not permitted. A caretaker’s/night watchman’s sleeping quarters which is not used for living purposes may be permitted by conditional use.”
This was passed with an agreement that the land would be used for additional runways. Simons stated that if there were any questions, he encouraged communication so that full transparency could be obtained.
The next Planning and Zoning meeting will take place January 16th at 5:30pm at the council chambers
